Having migrated his practice to Freeths Darren will primarily continue to act for house builders in connection with all aspects of development sites including the disposal of land for affordable housing provision and immediate and strategic land acquisition.

Upminster Development Site
Darren Debock led on this complex freehold development acquisition for house builder Abbey Developments Limited.
The site itself comprised a pitch and putt and miniature golf course and was considered an asset of community value this created a fair degree of complexity as a pre-requisite of the disposal required the removal of the site from the relevant listings and the utilisation of statutory powers by the landowner to ensure the site capable of development.
In addition the matter required the resolution of neighbouring landowner disputes and occupation issues.
Thanet
Darren is presently instructed by a large regional house builder in connection with the acquisition and development of this high value key strategic site in Thanet. Once complete the development will provide over 850 homes together with a school, retail and redeveloped open space to this thriving area.
Darren is leading a transactional real estate team, responsible for documenting the complex arrangements for the conditional exchange and completion of the acquisition of the Property. The reason for the complexity is partly owing to the current ownership structure and the necessary draw down of relevant land parcels by the contracting promoter from the current landowner but extends to the need to divide and individually document the performance of specific planning and construction objectives by each party. In addition, the matter requires the careful consideration and documentation of a security package necessary to protect the interests of the landowner and any future phase developers.
The completed and estimated asset value of the site is circa £50m.
