Sarah Phillips

Sarah has a broad range of expertise acting for both public and private sector clients, ranging from companies, trusts, local authorities, quasi government bodies, house-builders, energy providers, high net worth individuals and investment and pension funds under the TCPA and  NSIP regimes.        

Sarah has particular specialism and interest in Natural Capital, whether it is advising on and creating habitat banking vehicles (for both public bodies or businesses),  planning agreements, supply agreement, drawdown agreements regarding securing on-site or off-site BNG and nutrient credits; drafting conservation covenants for Responsible Bodies; advising on BNG provisions in sale and purchase contracts; and generally advising on the opportunities and considerations of Natural Capital schemes for landowners, developers, Investors and public bodies. 

Advising on energy and infrastructure projects (including experience in making DCO applications) and compulsory purchase. Sarah has extensive experience of project managing large scale residential development schemes (over many years), regeneration schemes, lengthy planning inquiries, and advising on application strategy. She also have experience assisting clients on planning appeals, judicial review applications and enforcement. 

Advising with the delivery or transactions of energy projects relating to wind farms, solar arrays, water turbines, gas and electricity battery storage and anaerobic projects. Providing advice and due diligence regarding real estate and corporate transactions involving properties; advising on certificates of title; development funding agreements; sale and purchase agreements; indemnities and warranties and insurance for both developed and non-developed sites. Transactions vary from large portfolios to single assets on uses such as motorway service stations, purpose built student accommodation, shopping centres, distribution centres, retail parks, energy parks and renewable energy projects.

Sarah has a keen interest in the natural environment and particularly the marine environment.
