Recent Work
- Acting for the landlord in opposed Landlord and Tenant Act 1954 proceedings. Our client wished to demolish a large office block close to Trafalgar Square to build a trophy hotel development. The final tenant, a retailer, opposed the proceedings upon every conceivable basis in order to stretch out the time it could trade from a profitable site. The matter settled three weeks before trial.
- Assisting on the purchase of a £250m site on the south bank of the terms in preparing a vacant possession strategy in respect of two substantial office blocks which our client wished to demolish in order that it could execute a substantial redevelopment with a final developed value of £2bn. The strategy was put into effect post-acquisition and vacant possession was secured.
- Acting for an option-holder in a claim concerning the construction of the option and thus whether the option had been validly exercised. The matter required some urgency due to the forthcoming expiry of the option. The matter progress to a full trial in the High Court, and on to an appeal in the Court of Appeal in two years, a swift timetable in relative terms.
- Acting for a FTSE listed logistics provider on a dispute concerning the operation of two substantial warehouses and the construction of an agreement that overlaid both leases of the warehouses. The matter included a High Court trial, a mediation and two trips to the Court of Appeal. The matter was settled with a net gain to the client of £18m.
